WHAT IS A PROPERTY SURVEY?
A property survey is a professional inspection and report on a property's condition or efficiency, carried out by a qualified surveyor to identify potential defects, structural problems, and other issues. A survey provides detailed information so a property owner or property manager can make an informed decision regarding improvements or to help with a sale or rental property.
There are different types of surveys available, all of which can be found on our products page. Our most commonly booked survey is an EPC. This is the process.
An EPC survey is a non-intrusive inspection of a property by a qualified energy assessor to determine its energy efficiency. The assessor visits the property, takes measurements, and gathers information about the building's construction, insulation, heating, and lighting to produce an Energy Performance Certificate (EPC). This certificate provides an energy rating from A (most efficient) to G (least efficient) and includes recommendations for improvements to lower energy bills and environmental impact. EPCs are a legal requirement for selling or renting property in the UK and are valid for 10 years.
What happens during an EPC survey?
Our qualified assessor will:

Access all rooms: To get a full picture of the property's features and construction.

Observe features: This includes fixed lighting, thermostats, the type and thickness of insulation, window types (single, double, or triple glazing), and the details of the heating system.

Take measurements: The assessor will record the property's dimensions to calculate its energy performance.

Take photographs: To document various parts of the property as part of the assessment.

The collected data is used to calculate the EPC rating and compile a full report with recommendations that will be available within 48-hours of the survey being completed:
