A boiler service is an annual check-up conducted by a certified heating engineer to ensure your boiler runs safely and efficiently. The process is mandatory to keep most manufacturer warranties valid and is required by law for landlords.
Who can service a boiler?
In the UK, the engineer's qualifications must match the boiler type:
- Gas boilers: An engineer must be on the Gas Safe Register. You can and should ask to see their ID card.
- Oil boilers: An engineer must be registered with OFTEC (Oil Firing Technical Association).
What is included in a boiler service?
The service is a thorough, multi-step inspection that typically takes less than an hour, assuming no major problems are found. Key checks include:
- Visual inspection: The engineer will look at the boiler, its controls, and associated pipework for correct installation, proper ventilation, and signs of corrosion or leaks.
- Case removal: The boiler's casing is opened to inspect the internal parts, including the burner, heat exchanger, and main injector.
- Component check: The engineer cleans the key components to maintain efficiency and checks that they are in good working condition.
- Flue check: The flue is inspected to ensure it is clear of obstructions and discharging gases safely. A flue gas analyser is used to confirm the correct air and gas mixture.
- Pressure check: Gas and system pressure are tested to ensure they are at the correct levels, which is crucial for proper heating.
- Safety device check: The engineer tests safety controls and devices, and may also check that the condensate trap is not blocked.
- Final report: After the service, you will receive a report detailing the work completed and any issues found.
What a service does not include
A standard service does not usually include a Gas Safety Certificate (CP12), which is a legal requirement for landlords, though it can often be booked at the same time for an additional fee. A standard service also does not cover an inspection of the wider central heating system, such as the radiators.
